  3. Just start using it. If you get a visit from the planning officer he'll only ask you to apply retrospectively. There is nothing illegal about doing this. You may never see him, and if enough time passes (I think it's four years for residential to commercial) you can apply for a certificate of lawfulness.
  4. This is just my advice from experience of these thing. Go ahead a do it. The council won't be interested unless someone complains. If they do the planning officer will pay a visit and ask you to formally apply for planning. If they refuse your application you have the chance to appeal. Now, all this takes a long, long time. You are not doing anything illegal here either. If they refuse the appeal they might serve you with an enforcement notice, in which case you have to switch it back to a garage. However, you'll have had plenty of use from it in the meantime. Good luck.

  10. It depends what you want I suppose. If you're gonna use it to cut a few planks for yourself it might be possible without investing too much time and money. The way I look at it is how much cash could I earn doing something else and off set that against any DIY project I'm contemplating. Having said that there's nothing like the satisfaction.

  12. The problem is that most of the people at Uni shouldn't be there. A time was when only the brightest kids went. However, Mr Blair set an arbitrary target for 50% of school leavers to attend, that'll keep the idiots voting for him. To achieve that there was no choice but to lower the value of a degree to that of functional toilet paper. A mate of mine has a masters in economics and now coaches post grads into not better jobs, but entry level jobs. He reckon that today's university don't provide you with a broad education, they just teach you how to pass exams.

  17. Land is making silly money down here. People seem to be losing faith in paper "assets".
  18. Facom are good and more sensibly priced than Snap-On. Over 20 years (fifteen of which I worked as a full time mechanic) I've collected Snap-on (majority), Sykes, Britool, Teng, Facom, Stahlwille and Taskmaster. The quality and feel of Snap-on can't be beat IMO. However,that kind of quality and outlay is not necessary, unless you're working for NASA maybe. I've only ever bought a spanner from the Snap-on van, an E8, for doing the old Laguna D cam belt (yeah the one with the 4.2hr book time) . I just can't cope with the prices.

  20. I'm not claiming to be an expert, but, I've done a bit of building with this stuff. I've used it in a reciprocal roof frame and a timber frame building. Yes, I have an over stood plantation!
  21. Long shot maybe. After many requests I've started making fittings to go with my gates and fencing. Been improvising up to now with a bit of fork lift tine:thumbup1:
  22. I worked as an AA patrol for seven years and what you describe is something I saw untold times.
  23. Thermostat OK? Can you get hold of a pressure tester? Check the small pipe from the rad to the expansion bottle. Is the rad uniformly hot, no cold spots?
  24. CPI has been over 3% this year so add that on too.
