  1. Wouldnt touch it with a barge pole. No mention of structural factors such as how the shrinkage affected the structure. Just done a once over on a friends 1890 3 storey terrace. Drain fractures all down the street from recent piling activity, with soil washout. All occured in 6 months. Everyone was blaming this one big tree...... Definately suspect. K

  7. Yes. Possibly imminent failure. I would get an Arb chap round pronto. At least you have recognised the potential failure and acted promptly so any insurance or liability will be likely in yr favour. K

  18. @Acer ventura and the follow on to this. Is who is gonna pay ? I haven't found a reliable, quick measure of decay that is reproduceable without huge cost. Plus customer will come out with " how long will it last " and " when will it fail" and the cracker " how much will it cost" hence my ' ten years plus' which is probably a better idea than most general public estimates. K
  19. @Acer ventura close but not the truth. The tree speaks to me actually ? my brief reply was too brief. If the bracket IS visible you have to consider that decay HAS been active , possibly for many years and the implications thereof. K

  25. Catherine Parr Oak, hugely reduced crown. So look at it imgagining it 3 times as big, but full health with full thickness decay at base of trunk ? however it will see me out ! K
