Wouldn't make any difference, building regs would stipulate footings to accommodate the subsidence potential........... As I have already said investigation pits and plasticity test, is the only way to be certain, those conifers would be first on my list of culprits........

Incorrect, heave can happen any time, its only soil re-hydration around the footings........

What about the large visible cracks left the summer dessication/soil drying out? Modern buildings ie house's built in the last 20 years are the only house built to with stand potential tree caused subsidence, all it means is the footing have been excavated deeper..........

If you check the NHBC guide to tree planting distances you will see, they [NHBC] think a tree that close could become a problem....... The only proper option is investigations pits, ie dig a series of holes close to the property and see if there are significant amounts of roots visible............ Oh and a proper soil plasticity test

I think we should be proud of our cops, in some parts of the world they are extremely corrupt, and in some places massively feared........... I have a great deal of appreciation for our Ambulance, Police, Fire services, Coast guard, they do a grand job imo, its those magistrates I detest.........

I'm not saying the listing is a scam or not, BUT I do know of a few dealers in and around Colchester who if sourced at the right price would have no qualms buying 100k worth of saws, and they can barely read or write either........
