Copper Beech next to house extension - viable??

Question

Hi everyone, we are about to plan a house extension in line with the existing ground floor (see pic) with the new roof height about the height of the gutter, flat roof, but would go further back and cut into the copper beech territory more. 
Wondering how we can save the tree as it would probably need pruning to not overhang the gutters and be so close to the house wall. 
Question:

will it even be viable longer term (10+ years), will it look a bit cut in half?
Or will the canopy eventually just spread over the roof? 
We do really love it but don’t want to plan the house around it, just to lose it in a few years or have a super butchered tree :)  It’s already been a bit chopped by previous owners.

The costs of designing and constructing your extension to allow the tree to stay are far more than the cost to replant a semi mature tree much further away from the house,

the tree is already too close and will suffer from the continuous pruning required to keep it from damaging the house

if it’s the colour of leaf you like maybe look at a purple plum planted further away

Yeah that's a good point, you don't want it to become a planning condition to maintain it.
