  2. What about a claw back in the contract? Its done a lot with land in case the new owners gets full planning.

  4. Yes you are right, however the council applied the law wrong & used the 4 year rule against me even though it was a new build straight to residential use. The planning inspector gave them multiple chances to use the 10 year rule but they did not. In the end they had to produce a document saying that they would not hold him accountable for it (we had to drop the CLUD application) & that win or loose they would not then try to go after us using the other rule & that win or loose they would not enforce on the use of the building. IE at the 4 year point we could win to keep the building but have no lawful use of it. So the building would stay but we could not use it for anything. They (the council) insisted that residential was always 4 years even for new build when its only 4 years for a conversion. So if you want to beat the 10 year rule build a building & use it for one day as something else then convert it in to residential. Crazy but true. The whole first day of the 3 day inquiry was taken up by that legal argument & about 2 hours of the last day.
  5. You just brightened my day :thumbup: The planning inspector ripped them a new A hole in his findings. They were totally incompetent. I wish we had gone for costs but the barrister advised not too. If anyone needs a planning consultant (North Wales based) or barrister (Office in Manchester but will handle cases all over) then I can highly recommend the ones I used. Not sure if I can post details or not so PM me if you need their details.
  6. It is that easy, well apart from getting away with it for 10 years. We only just managed the 4 years we needed. Re your first point, even hobby forestry counts so what you heard was wrong.
  7. Thats interesting. It is only illegal to park on the footpath in London. No other councils have taken the steps needed. I think they are blowing smoke up your ass. Just dont do any damage to the verge. One of our first steps was to apply for an agricultural / forestry entrance way.

  9. Yes it was designed to come within the caravan regs so is 15m x 6m (wall to wall as the overhangs dont count) with an internal floor to ceiling finish height of less than 10 foot. The two section thing only really applies if it is brought onto site. If you build it onsite it can be in one bit (or so I am lead to believe). The harder bit is to prove it can be moved in one section once assembled. Till you watch mighty movers & they move complete brick houses. However that was the back up plan in case they enforced early in the end we went for the full building status when it came to it as they enforced after the time limits. We are well outside the NP thankfully.
  10. We did it that way. Build it, keep head down, be nice to neighbors & wait the required time. Do not actively try to hide it or you will loose. Keep good records/receipts of what you did & when. Very risky & the legal battle can be costly. Ours came in at £15k for the planner & barrister that represented us at the full public inquiry. This is 100% WRC bought in the round. 4 bed one onsuit, util room, hall, open plan living space ect.

  13. Yes. A 3500kg car with a 1kg trailer needs a tacho unless an exemption applies. As soon as the combined MAM's goes over 3500kg it kicks in.
  14. With active brakes it could be 7500kg as some LR are allowed to tow 4000kg with the correct set up.
  15. These people can up rate the load carrying & towing capacity. SvTech - Pickups Just remember that if the 110 is over 3500kg then a post 97 licence holder cant drive it without doing the C1 test.

  18. They reduced the allowed tacho start weight in 2014 (I think) from 7500kg to 3500kg. However the other exemptions still apply.
  19. Nah they sit flat in full contact. Remember they are quite thin so can flex too. In your pic the top one would be nailed into the second batten down pulling it to meet the one under & touch the batten. You only use two shingle pins as each one goes on but the next shingles pins also go in to it so it ends up with 4 pins. The pins I used are 1.9mm (I think it was 1.9mm def not more than that) ring shank stainless with cross hatch on the heads. The bottom rows are made using all the same length shingles. Plus the bottom row sit on the fascia boards.
  20. Go online to the view a licence service. https://www.viewdrivingrecord.service.gov.uk/driving-record/licence-number You will then see that its a provisional. Its easy to see as it has the same start date as your cat B. So unless you took both on the same day thats a clue to its validity.
  21. Yes your right apart from the exemptions that are allowed.
  22. They seem to have missed the "and under 100km radius" from that exemption. So you might be exempt if the driver uses the digger onsite or is the owner or employee of the owner of the digger & is hiring it to some one & your are within 100km of your main base.
  23. The +E on your B will not be medical limited. The rest will unless they are pre 97 entitlements.
