OP sounds reasonable with a reasonable neighbour, very often these post ignore this simple advice:

This neighbour has recently bought the property and Storm Bert did a horrendous amount of damage to the gallop that he uses for racehorses. I doubt he'd willingly agree to coughing up so I'll be taking things gently. Always best to try and stay stay on decent terms. 😊

you never know he might have a client/owner that's a tree surgeon and get it done fore next to nothing

So cut out the middleman and amicably sort things beforehand and save everyone agro, increased premiums and have a reasonable relationship with a neighbouring landowner = win win for everyone.

And pigs will fly!!

It might be worth going onto the Land Registry website where you can download a copy of the title plan for £7. 🙂

£11 for some things, including inspection in person. Bastards.
