    Well, I think you'll understand why he's now past the point of being amicable and is happy to spend whatever fighting and salting the earth. And without being picky, so what if he did make more selling driveways. The homeowners probably added triple to their house price, to what they paid him as that driveway quickly becomes an extra two bedrooms.

    Well, simple solution is for the 80 complainers to stump up some cash and buy it as a community, 50k might change his mind for zero work with a sizable penalty clause. If this land is sold or developed it's 50% of the uplift value for a period of 25 years

    Shall we say I've experience of the system and the costs, it adds even to small rebuild projects. 80 objections will result in a committee meeting, unless they have a base the developer will make sure you lose every mm of land that's his. Plus your average planning application including surveys etc is about 5k before we even get onto building control side of things.

    Whilst I don't know the developer and all the guff that goes with it. I know enough about locals, lies, councillor and the bs that goes with it, you'll probably find it's some A hole that's spread rumours that's become a spiral of Chinese whispers.

    Definitive map and land registry are the only thing that matters legally. Everything else is because he allows you, or as I tend to describe things, play nicely. When I say road, I do mean arterial or A & B roads. There was a thing locally asking people to cut back hedges, bugger all got done and the irony is the council then did the no mow BS.

    Road adoption is free, as you pay council tax & VED for that maintenance after the estate is built. Unless it's on a council map, usually called a Definitive Map. Otherwise your still trespassing, just because he's not enforced something doesn't make it legal. Technically it could be permissive, same way I let cyclists use my footpath, if they get arsey they'll get a Cumbria style stile. Overhanging footpath is a bit of a grey area as it's not a main road which falls under highways. Council could charge but again, they mow the grass so not worth the agro.

    The landowner isn't required to do anything, it's not some American home owners association where you can force them to cut the grass and fine them. Most roads are eventually adopted by the local council after a few years as this is also necessary for the maintenance of sewage, gas and electric for the future think it's about 5 years on metallised roads. I remember something about it having to be tarmac and not gravel. Land wise, he owns what he owns it's not open or public it's private, so technically that would be trespass.

    @pleasant not sure if this was less of a problem when everyone ran the HP red ?. I've vague memories of that being oil based, so burnt but left an black smokey residue Vs the white ash ?. As the red I assume being a more basic oil is burnable or evaporates, leaving black soot. As the green is maybe less flammable at a lower temperature ?.

    50:1 would be a smidge less oil. Not sure about the low rev, usually it's balls out and steaming along for hours.

    Thought that was the difference between bow saw blades I've bought. Green wood are offset and dry ones aren't.

    Sadly it's the same in pretty much every profession & industry, except maybe dentistry, my usual response is how much do you charge!. Usually they say how they earn XXX and then you glaze over thinking you're charging a quarter of that per hour and feeling like a mug. That's my price, they might argue but will pay it and most importantly don't ever come back!.

    Simple solution, you're worried about it. You do the paperwork and legwork, get the permission from owner and council and pay to take it down. Like a fast track system where you also get to say I'm helping a "charity". Charity must be pronounced like Smashie & Nicey.

    Often the real decider is the sub frame, relying on the strength of the plate is a balancing act.

    I'm sure one of those American types with the epoxy would give it a go.

    If it were me, I'd remove them and plant a hedge. It's probably already a PIA to clean up and blocks half the light out for most of the day.

    What are you wanting to achieve a hedge or a tree ?

    So you want to hire it and sharpen them ?. Chipper blades do need doing professionally, as they're a matched pair for adjusting the counter blades against, plus some argue its also a weight balancing thing too.

    Obviously take plenty more pictures, if I were forst I certainly wouldn't be happy with people renting a machine in that garbage condition. It's hardly an advert for encouraging sales, whilst I know they take a beating on a hire fleet. It's should atleast go out the door with a bit of bite and not have wire wrapped around the drive shaft.

    It's even got a step where they've not even bothered to sharpen it properly. Plus that's not a gap it's a gorge!.
