The risk is you get booted off for lack of planning consent so don't sign up for any long lease and don't spend anything you cant afford to walk away from

 

Its all down to complaints, if the traffic movements, noise and mess become a nuisance factor the local councils will receive complaints , then its game over. Keep it low profile and run uninterrupted for 10 years and a lawful use cert can be applied for. Other than that shove in an application, if there are no objections it will sail through on the 28 day notice.

Will the landlord want a chunk of land subject to business rates? It's a lot harder to get it back to agricultural than the other way around as the council are loosing revenue.

Does the landowner want cash for rent or is he going to give you a paper trail so that you can deduct your running costs from your accounts?

 

Paper trail leaves evidence of changed use, requirement for EA licensing if waste is being transferred or processed, possible infringement of compliancy for farm subsidies, additional income that land owner needs to declare for tax purposes.....

 

If it's all "off the record", best to follow tree quip's advice and not invest anything you can't just walk away from. Plus, do a google search for "environment agency, tree surgeon, fine." It'll give you a good idea of what can happen if the excrement hits the air conditioner!
