Don't know your situation down there, but at say a quarter an acre per house site that makes 20 sites, it's not that simple I know but house building is never ending and sites that get refused planning initially nearly always get it in the end(supply and demand) so £155,000 for five acres, is it that daft?

My old yards in the hands of a planning consultant at the moment and if planning is granted I've a guy willing to pay 20 times it's value as agricultural land. Highways agency are the ones that throw a spanner in the works when it comes to planning.

 

37 acre field sold last year at 442k it was prime land and two guys really wanted it so the bidding was intense

A lot of rich people buy farmland/forestry so that their heirs don't have to pay inheritance tax. This means the value of farmland is really pumped up. If the government ever changes inheritance tax legislation the value of farmland will plummet.

 

The people that I know that own land get fairly cr4p rents from their land. Hardly enough to cover fencing costs.

I had some greenbelt land valued about 18 months ago & the price I was give was £32.500 an acre but the guy very quickly said its worth what some one is willing to pay and in my area land gets snapped up very quick,

 

I'm not selling mine but a plot just went up for sale near me for £175K for 3 acre,s and was gone same day !! So I was keen to get a value

 

A lot of green belt plots now get PD not PP so as long as they have water, eletric, & postbox there going to make strong money
