loft/roof space conversion

we have quite a large loft area that could be used as bedroom, any body done/doing somthing simlar,would need to think about the stair case in to the loft area ,i can stand up with room to spare ,

should add ,do they require planning

Insulate between rafters and gable walls, put in a couple of velux windows and flooring if needed.

You need to make sure the joists are man enough.

Some odd planning laws on loft conversions to do with the way the windows look out and which direction, some do and some don't.

Would imagine you definitely need building regs though if you want to do it properly

I'm going into the loft rather than put an extension on, but am taking the old roof off and putting new attic trusses on with gable ends

depends if you planning on moving Johny, if not crack on and do it.

if in years to come you do move tell them it was done pre date when you had to get approval

We had a loft conversion carried out by truss loft conversions ,you definitely need building regs which require upgrading of floor joists ours required steels to be put in also fire closures on doors insulation etc.

The only issues come when and if you decide to sell if no planning or building reg approval in place then it will be a major issue and will not get past mortgage surveyor.

Google for the Regs required and to proceed speak to a LA Reg officer. Saving pounds now could could stop sales in the future, and a change in circumstances is often sooner than you think.

A friend of mine is a retired architect technician and he still does bits now and then but he hates loft conversions. He will do them if the money is right but the amount of work to get them passed by planning is horrendous. They have to have their own staircase and fireproofing and ventilation is needed. You have to have the flooring joists to spec for flooring not the ones that are in which are only strong enough for ceiling and the ceiling below it will need bringing up to fire regulations spec. You can just bang a floor in and call it storage but you need building regs for Velux windows and they will want to inspect. As fagus says, if it's not done right it can shoot you in the foot later. Looking at the state of the loft the house looks too new to predate the building regs.

It is easy to just chuck it up there and turn it into a bedroom then put one of your kids up there.

 

But what happens in a fire how are they getting out. How are you going to get to them with only one staircase?

How's the fire brigade getting up there?

 

 

Building regs are there for a reason. If you want to do it do it right or it will come back and bite you in the arse.

 

You can get most loft conversions done under permitted development so no planning. Unless you want a dormer window. But you must comply with building regs.

 

The first one I did I thought the regs were crazy like most rules this country makes up until I thoght about how to get out in a fire, and they all made sense then.
