A lot of people rent houses now adays and some are council rented houses etc.

 

 

If you come to quote a job.... and its a rented house... do you try get in touch with owner or just go through the tennant.

 

In the ideal world youd get in touch with the owner....

 

 

Just wondering what you do?

 

You may go to a big house etc and it never cross your mind they may be renting... food for thought ;)

It could be a very big whoopsie!!

 

I think its a case of tenant being responsible if you chop a tree down the owner wanted to stay up. It does happen and the tenants get kicked out or leave with no deposit/bond returned.

I priced a job work on 5 trees all in a con area . The 2 adjacent properties are both owned by the same person and she lives in Wales and the job is in west Sussex . The tenants want the job done and the owner agrees but I need to put the owner on the application form even though she is not living there .

If its a conservation area you don't need to use an application form and the owner of the trees is no business of the LA no matter what

HI SWINNY it up to the owner of the not the people renting house we had that re a fence that come down in high winds the woman who rent had the fence take away well hold it not your fence :lol:is like if the chap ask you to cut trees down it not his trees is it thanks jon

There's all sorts of different conttracts you can use when renting out a house. More commonly the owner would have responsibility for those decisions. Sometimes the tenant will have the authority to do what it likes with house and garden. These cases ate rare. I would always try to check with owner before commencing work..

If the tenant is posing as the owner, you can not be held responsible for any "damage" done.

not the tenants job to ask for any work to be done has to get owners permission to do work and owners pays for work if needed its in the tenants contract as just done a contract and anything which needs doing they have to ask me to have it done.

as its all to do with structure and land not fixtures,utilities or council tax which is there job to sort out.
