Cheers Paul. The picus test was done about 1/2 metre off the ground due to the large buttress roots. The decay was worse lower down as suspected.

 

would it of been easy to make the call without the picus test, any obvious external signs? good fell btw

It had a couple of ganoderma brackets in the buttresses which I advised indicated decay, but the client wanted to retain the tree if possible as it was quite a feature.

 

They are building multi-million pound house within falling distance do needed to be sure. £200 for a Picus test was nothing compared to what they are spending!
