From a private garden in Hampton, come across a fair few rarities that way.

Not like any mimosa I've seen before and too big to be the fern, it's an evergreen and looking mature at about 6 meters.

 

Didn't have my phone on site but the bark and branch form are pretty much Arbutus unedo, not familiar with any other arbutus but think that's most likely.
