Is it actually for sale.

 

Land values like this realy are down to how much you are personally prepared to part with bearing in mind small parcels of land go for more per acre.

 

I have seen two acres fetch £28,500 and I think the purchaser would have gone even higher if the bidding had continued.

 

I know a guy who paid £21,000 for 3 acres 15 years ago.

 

In our area you would expect to pay £10,000 per acre for 4/5 acres

how do you work out the cost to buy half an acre of land? currently grass land with horses on "part of a much bigger field" theres a piece in the corner that would make a great little yard "good road access" ideas??:confused1:

 

you may need planning for what u have in mind ,check before you shell any cash out ,:001_smile:

Half an acre around this way with good road frontage would be around the £10k mark.

It really depends on what the owner thinks it's worth, how many people are interested in it and how badly they want it.

Ask land a land agent, Stephensons at York will have a good idea of the current acre price. But that will be for larger areas and a small plot is worth whatever you will pay for it.

 

The seller will want to know what you plan to do on the land, if they get a sniff that you want to operate a business the price will be higher than if you wanted it to graze a nag or two. As a general rule the smaller the plot the greater the area price, A farmer local to me sold “garden extensions” to a row of houses backing on to his land and drew several grand for each, way more than the price of agricultural land. Then the planners made them reinstate the grass, no kiddie slides, trampolines and the like the best they could get away with was a greenhouse and even that was borderline.

 

Watch out for restrictive covenants and uplift clauses that will restrict your use or mean you have to pay out again if you sell the land on.

 

A word of caution, whatever you pay for it you need to be sure you can use it as you intend, if it’s agricultural land operating a tree surgery business from it could get you into problems with planning, change of use planning applications, objections from neighbours etc.

 

Just because it looks like it will make a good little yard doesn’t mean it will make a good little yard.
