What to do with 10 acres of land

Hi all,

Have seen some land I'm thinking of getting up here in sunny Scotland. Around 10 acres of flat land.

Currently pretty boggy with Rushes covering a good 3/4 of it.

 

The big question is what to do with the land?

 

My initial thought was a woodland but not sure what the soil is like yet (apart from wet)

Other thoughts were Xmas trees, willow etc for coppicing, anything considered.

 

What thought spring to folks minds?

It depends why you want the land. To make money? doubt you will make much. To grow your own timber? possible but not profitable. Xmas trees do not like boggy grown, willows and alders do

Yes, ultimately it is a money maker. Long term view is to have something established commercially to eventually lead to planning permission

If it can be drained, does the location suit 'glamping'? put up some temporary huts in summer and charge ££ on airbnb or similar.

I would run with all the ideas mate, Goat Yoga retreat, where you house the yogarists in a fancy hut and sell them the weed.
