I'd happily provide a client with this information. I'd show proof of insurance to a 3rd party if relevant (you say the tree is in the neighbours garden). Beyond that I'd not be giving out anything.

This is usually a slippery slope. You give in to 'demands' from someone and they will keep coming back with more. Give them the minimum required and do not respond to anything else.

Not had that but the PL and NPTC certs seem reasonable, as it is on his property. References seems a bit OTT (presumably he is not paying for the work). Is it very near his property/has he got good reason to be nervous?

All the best with it.

just the alarms bells are ringing a bit on this one. always happy to show clients copys of insurance and tickets.even a third party.

just ive done a lot of footwork on this one it has taken me over 12 months worth of work to get the decision.

I realy don't want to walk away. the neighbour may just be over cautious.

what sort of expectations would I be looking from the neighbour to get down in writing.

Interesting, but not perhaps unreasonable (with the exception of references, since the 3rd party isn't engaging you) but if the tree is on 3rd parties property, and you might be accessing / working there (and exposing them to risk) - why not? Give 'em what they ask for. After all, if you don't / can't, they may just with hold consent for access and generally make life awkward.
