Looking for woodland

I am looking to buy a small woodland to spend time in as a hobby. I'm probably looking at up to 4 acres in the north Hampshire area. I have been keeping an eye on right move, woods4sale and woodlands.co.uk. I was just wondering if anyone knew of other places I should be looking?

Estate agents that specialise in land usually have a few auctions per year, but don't expect a bargain as it often turns into a bidding frenzy.

 

What are the current average land/ woodland prices in North Hampshire?

About 4 years ago in Dorset land was going for £10k per acre; woodland was a bit less depending on the site.

 

Some small plots tend to go for an absolute premium if there is any chance of getting planning permission on it (developer speculation and land investment via our Stock Exchange).

 

Woodlands For Sale, etc tend to buy big parcels, split them up into small plots (an acre here and there) and make lots of money out of those that buy into it.

If you can find other people interested in land it should work out a lot cheaper to buy it together and then split it up yourselves.... easy enough to do via Land Registry.

Forest.co.uk are sister co to woodlands.co.uk and act as agent so have some different blocks to the latter who only buy and parcel it off for more.

Only found this out as I find myself in the gutting position of having to sell some of ours😖 bit too far away for you Gbaz

I am just about to complete on a purchase of woodland from Woodlands.co.uk , just over 4 acres at about 10k per acre ... It is not exactly cheap , when is any land cheap ? but woodland rarely comes up for sale , and this plot is only about 5 miles from home , with easy access ,all the land is usable ( not steep or boggy ) with about 2.5 acres of mature 80 foot Douglas fir and the rest is a really good mix of native broadleaf , it is ideal for what I want, the only problem is a Goshawk has nested in there and I am not allowed in the woods , even on foot until they have fledged ( late June ) John clegg does have woods for sale at a much lower rate per acre I think Woodlands .co.uk buy much from them ... however you need to buy a lot ( 6 figure sum ) to make any such savings .

Small woodlands command ridiculous prices. I've seen £100k for 5 acres in the south east. As TWIG mentioned you need volume to get the price down. 20 acres seems to be when the price acres begins to drop then substantially from 100 acres plus.
