Ive been offered 1 acre of land just outside leeds at the moment its just grassland with good road access. Ive been told to make an offer! ive never bought land before so have no idea what to offer! what you think?

 

Very difficult to answer there are so many changeable factors we are in the process of buying .9 of an acre for £16000 as it will give us access to our yard with out going over our drive. If it was Joe Bloggs down the road the price would of been a lot less.

You're going to have to give a bit more info really, soil type? is it a seperate fenced 1acre field or a part of a bigger one? What is the surrounding land used for can be a reasonable indication of production capabilities and thus price. Are there many "horsey ....ers" about the area? (not people who use horses, but the annoying sort, with the shiny black Range Rover that will never see mud and the £13k horse trailer) as they can drive the price of such parcels up quite a bit. You could also try and find out what land has been sold for in the area as it's all supposedly public records.

At risk of stating the bleeding obvious, it's worth to you and value on the market aren't necessarily the same thing.

 

With road access I would expect a small package of flat land to fetch at least 10 grand per acre if there is any likelihood of it being put to some form of commercial or "more money than sense" use by horse owners.

 

If there is even the tiniest of chances of ever getting planning on it, or if it backs onto gardens / land of someone that particularly wants to preserve their landscape, rational valuation goes out of the window.

do as he says and make him an offer. make the first one daft and see if he takes it... ie offer him £3000. If he balks then ask him what he was hoping for... scratch your chin and say oh i don't think i could go to that. double your offer. walk away. call him a week later and discuss it again. don't act keen. you're doing him the favour buying his land.

which part of leeds, is it rough ,meadow or pasture land ,what is used for @ present ,is ther any planning on it or ,certifate of lawfull use ??

Unless you know the present landowner is an idiot, don't treat him like one. First... decide what it is worth to you. Second... get valuations.

Compare the valuations with what you decided it was worth to you. If the valuation is higher than what it is worth to you then you have a problem. If it is lower, start negotiations.

 

One thing is for sure, it will not be £3000.
