Its had a load of money thrown at it.  Loads of nice plaza stuff, good parklands ( Morden Hall is gorgeous)  nearby but Beruit still safer bet  :( K

Sounds like St Budeaux (in Plymuff.)

 

The Janners don’t like an early start though - the Subaru Spar shop super strength lager run starts right after the Jeremy Kyle show. Invariably followed Shortly thereafter by the sirens.....

I worked around Croyden on an almost daily basis in the late 90s/early 2000s.

 

I lived in Brixton at the time,so have a somewhat decent appreciation of the term "gehetto".'

Croyden was just a "Chavvy" backwater,the que around the Homeoffice building of people quietly seeking asylum with stretch around the building and down the road,all day every day.

 

Brixton,Tulse Hill and Streatham have become gentrified and the low income/unemployed people who once lived there have gone further South and taken their problems with them.

Worked there on the roads in the late 90's, (A23) T'was a rough place back then. First night we set the TM up 'they' nicked every sign (aluminium), second night they tried to get the 360 out of the temporary yard that we were camped in, after that there was 24/7  security on the yard.

Got in a scrap in St Budeaux once. Late finish on a site was getting a pizza and a load of ****************ing 12 fingered local scrotes had a crack at us.
