Tree Ident help please

Can anyone suggest what this tree might be? It is about 8m tall (appears to be mature) and is multi-stem (3 stems).

 

 

I thought it was a Cotoneaster sp. but having looked in my book and online it seems the leaf vanes are much less prominent in my example than anything i can find.

Looks like malus hupehensis to me.

I can't make it out properly on the phone but I thought the stem in the background looked good for cotoneaster.

Cotoneaster I reckon. Don't malus fruits have individual stalks.

Almost sure this is Cotoneaster frigidus 'Cornubia'
