I am pretty sure fire regs come in if it's a house and you go in the loft which effectively makes it 3 storey, unless it's all changed a bungalow with rooms in the loft don't have the same fire regs.

 

I am in the process of renovating an old farmhouse. When I put the plans in to the building inspector he said that fire regs only really apply to bedrooms so if in a bungalow you maybe have an office upstairs then not to worry but a bedroom you really want an escape velux in the roof.

On a seperate note the best thing I did was employ a private building inspector.

I had two quotes from loft conversion companies, one was £32k the other was £35k. I can gain more space for less money by building an extension instead.

 

What was included in the quote? I was thinking of getting my loft converted next year. That quote is crazy expensive be better putting that money towards a bigger house

Make an appointment to have a site meeting with your local building inspector. He'll give you the best basic advice as to how to approach this. The main thing is to ensure the structure remains in good order and you comply with fire regulations.

 

As to actually doing the job, just get x3 quotes from builders who actually know about loft conversions, not pizza makers!

A mate of mine had a loft conversion done by some local builders, not a good idea, even the architect messed up, he used a structural engineer to sort the mess out! ended up costing a small fortune. That's why I went to two loft conversion specialists....... They know how to charge mind.

 

That's why it's an extension for me.

collar the roof new joists for floor kingspan between rafters bespoke staircase hung on structural Joist £32 K is outrageous unless you live in a palace! 12-17K should cover most.

 

I certainly don't live in a palace! Off the top of my head the two dormer windows were near on nine grand. Soon get through some money!

That's silly money, I converted a garage into living space for less than that including roof space. See some pics.
