I would but some large screw eyes Large Screw Eyes: Nails, Fixings & Washers | eBay.

Screw them into the ceiling joists then you can suspend all your furniture with rope.

Looks like you are thinking about this, I would try and avoid an insurance claim, you will have trouble re-insuring and your house may well be devalued.

A bit of redecoration, dehumidifiers, new kitchen that she wanted anyway, is nothing compared to 50 grand off the value of you primary asset.

You can always say "No the water got close in 2014, but we did not flood" before you move to higher ground.

H-A

Spent 12 years sorting this place out when cash was available. Need to sort few more windows, loft insulation etc and nearly there. Water has come close in past but the volume going through in past few weeks is more than we've seen in long time.

I have this one from screwfix: Erbauer ERB080PMP 1000W Dirty Water Pump | Water Pumps & Fittings | Screwfix.com

I've had it for about two years and it's been great.

I'll vouch for this one, some days it has been pumping for 24 hours and more.

The cheaper plastic ones gave up within 3 months of old fashioned normal weather draining the yard sump/cistern.

Even this erbauer one says it is only rated intermittently.

If you want a "proper" Erbaurer, send me a pm. I might be able to get you a deal.

The difference is like buying a garden saw or a pro saw.

Erbaurer or Ebara ? :)

Ebara are good pumps, we have one down a well during summer feeding a reservoir and it runs 24/7 for at least 6 months and it's never missed a beat.

In readiness for any flooding from the Brooke that runs along the back of the house and main river that is less than 50m away. Anyone got any experience of dirty water pumps. Needs decent one that is reliable and can run off a gennie because if it rains the wrong kind of rain we get power loss.

Already bought the mastic, anti backwash for the drains and air brick sealants, will be making pvc anti floods for the doors at the weekend. The pump is for under the floor.

Screwfix and Tool station etc have several to choose from its mind numbing.

So thought I'd ask here.

HI MAC EGGS is your man on pumps mate thanks jon

Many thanks guys,

That's what's so great about Arbtalk, so much advice from people that know and if they don't they know a man (or woman) who can.

There's an Erbaurer outlet on the Wirral and I'm over there at the weekend so will check it out. If not Eggs I'll be in touch. Thanks again

Just off to buy some window cleaning kit because the wind last night has blown so much soil from the fields that you'd have thought we had frosted glass.
