Tree ID practice

My wife got given this here tree and told its truly amazing, grow 150ft/year, is the saviour of the free world and will cure all known diseases and then some....

 

But what is it?

 

It's really stout, short and quite fat with no thin twigs at all?

That is Paulownia tomentosa, otherwise known as Foxglove tree - lovely massive foliage, most often grown in small gardens as a stooled/coppiced specimen as it quickly outgrows small gardens - this way you get massive dinner plate sized foliage but none of the pretty heliotrope foxglove like flowers.

Don't thin the bark is right for Cydonia sp. so I will also stick my neck out and say Malus

 

Malus would not have such clear distinction between old and young leaf.

looks like semi evergreen possibly cotoneaster sp

See if you can identify this tree from just one leaf... I think I have got it pinned down to a 'Section' i.e. a group of species. It is just along the road so I can possibly get a few more pics, but if you have an idea and ask me the right questions you will probably get as far as I did without any more pics. But I am flummoxed about the species and really want to know, as does client. Or maybe I am barking up the wrong tree and have got the Genus completely wrong?
