Agricultural Land/Woodland to be used as a wood yard

Hi guys, I have found a small piece of land for sale (less than 1 acre) that is not maintained or managed at present and has 'agricultural' usage as the type.

 

The land is overgrown with large amounts of Laurel, brambles, weeds, saplings etc and is not looked after and has a mixture of mature trees and smaller types. The land borders two small lanes and I think has the potiental to make a decent wood yard (store wood, process and sell).

 

My question is does anybody have experience of buying a piece of land like this and using it as a wood yard? Would I need to get permission to process wood on there? I am assuming that I would also need to get permission to fell/thin/manage on the site as well?

 

Any help/guidance/comments appreciated!

unless you can get away with using it for 10+ & no one does anything ,you could get a certifecate lof lawfuff use ,but with all the nosey folk in this world ,you would prob get stopped,

planning may be difficult witth all the trees ,go see a land agent explain what you want ,he add vize you best :001_smile:

Farming and forestry are very closely linked in planning eyes but if you want to process wood to sell you are therefore changing its status to production , plus you said it bordered 2 small lanes can you get a lorry there to deliver etc. Ive been down this route twice but its not impossble

Yeah agree will try and find a land agent and see what they say. Am going to give the LA a call to see what restrictions there are and if it would be possible for a change of use

Yep the lane is wide enough to get a truck down and even an artic if needs be. If it has agri usage tagged to it what/how would be the best way of changing the status to production?

if youve used the peace of land for 10 + they have to give you a certificate of lawfull use for what you have been doing on the land for the 10 yrs ,

Ok cheers I see what you mean. As it would be new to me I suppose that's not an option. There aren't any other businesses near by, just a couple of houses down the lane so can't see by using it for wood would upset to many people

"a couple of houses down the lane" If you are going to change the use of this land, these couple of houses may be informed as they may have an issue with it, which could alter the outcome wheather you get permission or not. As far as they know there could be lorries coming and going all hours.Go and introduce yourself and tell them your plans,i guarantee that if they are ignorant of the facts they will oppose any change.

get chickens loose in woods few horses in there or few cows there you go agri usage covered ha ha.I use agri land of my own,never changed usage since it was bought outright 50 year ago by my grandparents.Back then this kind of red tape piff was unheard of and i wont lay down and jump thru hoops for no good reason.So it has stayed as agri land
