help pricing a job please

I think they need the houses finished and sold asap, its in a very expensive area, probably paid over the odds for the site and need too get their money back quickly, very busy site with everyone tripping over each other, must be looking a quick turnaround. Whoever gets the job has a very small window of time to get in, get the work done, and get out. Two weeks max, they want it started at the beginning of March and finished by mid March at the latest. Two weeks to turn a chaotic building site into a plush estate. Maybe its a turnkey thing, cutlery already in the kitchen, toilet roll in the bathrooms, manicured grass on the lawn!

 

 

In that case just stuck the price in they as developers must have an idea what they are expecting to pay anyway!!

Sounds a nightmare waiting for someone to have "blame" laid on them.... Throw it in in a rush, six months later getting sued to go back and fix the bodged job that's been lashed in and has all died back.

 

Take care with potential liability if whips don't take or turf turns brown.

So as a thought, to reduce your risk of under-costing it - why not go back and tell them you'll calculate the materials required, let them place the order and you do the labour element on a fixed price? If they are building houses they should also have the plant and contacts to get the ground level ready for the topsoil and turfing too - one less thing for you to get caught out on?

Good thinking - reduce your financial exposure.

 

I'd have a punt that the developer will expect an all encompassing quote, with materiel, equipment & labour broken down, which they'll then expect to be discounted, job done in an unrealistic timeframe, 60-120 days to pay, CIS deducted, a good handful of "couldyajusts" and they'll still make out like they're doing YOU a massive favour!

As mentioned earlier in thread labour price works out at roughly twice your material costs after adding on for delivery, profit etc, turf depending on what you have to do to area, make sure you get drainage sorted out before laying turf, if rotovating, removing large stones & levelling off before putting turf a fair task which will take a fair length of time.

Get up front payment for materials. Building contractors at this stage of the build can run out of money and off load the risk onto other contractors. Ensure that terms such as 'materials remain the property of (your name) until payment is made in full.' Clearly state this on your quotation or estimate. There is a difference between a quote and an estimate. I would also strongly recommend taking out membership of the 'Federation of small businesses' (FSB) on case you need any legal advice
