Site clearance question

Been asked to quote for a site clearance.

Question is, what are the laws on clearing a site? Suspect ready for development but before any application has been made.

I have to confirm that it's not a CA, i think one Lime at the end of the site is TPO'ed.

Need to get this right as I know one neighbour to the site is a royal PITA and loves spending her money with solicitors.

Very similar thread to this a week or two ago; developers have fortunately in my experience done all the paperwork beforehand so all I've had to do is turn up and level the place :thumbup:

 

Ring the LA TO and see what they know.

 

Before you do that make sure your client is OK with you sharing that information. If you "dob your client in" intentionally or not, they might get upset and may well want to recover any losses from you.

Thats a good point and the way we get around it is, we call the LPA and ask to verify if the site is within a CA (although you can do this yourself on line) or if there are any TPO's, if they ask why we want to know we simply say we have been asked to undertake a tree survey by a client.

 

One other point to bear in mind is any site these days can have a variety of wildlife issues and I would suggest in order to cover your self you ask your client if they have had an environmental survey done, if they havent it may be they have not reached that stage in the planning proposal as yet, you can often verify this by doing a search within the LPA and this will give you a good overall appraisal of whats going on, the rest is then down to you.
