usually some scrote has occupied/used the land and documented their occupation, thus legally taking possession of it, my grandad had a field stolen this way years ago because a neighbour had put on a new gate and knew the law. you can do the same to other people quite easily if you have no regard for other people.. Ed:thumbdown:

It's to do with that yes. It's a specific term under the Land Registration Act. The relevant period has come down to 10 years for periods ending later than 2003.

In short it looks like someone else has laid claim to ownership to 2.03 acres of the land you may want to buy.

The 2.03 acres is a piece of land that the seller has gained by adverse possession and is now offering for sale as part of the larger woodland.

 

The AP issue wouldn’t bother me too much but the private road is another thing altogether.

 

Before (IF) you buy, you need to check any easements, rights of access in particular.
