I would always ask for an updated Survey, I would also do a site visit if anything was controversial or flagging up concerns but as a general comment Officers are underpaid and overstretched with other commitments so not always possible.

Usually as a TO we would assess and comment on applications, this would then go to the relevant planner who could then make a decision, some would take into consideration the view of the Officer, however sometimes any advice is ignored. We also try to Condition very specifically only for the planner to use a generic one off the shelf that misses any specific requirements.

I am an ecological surveyor as well as an Arb and over 40 years I have done extensive work in the Carp Pond and thatched cottage land of Marple, if you have not noticed a decrease in local biodiversity you are as thick as shit.But like on most post on here you talk absolute shite, so bang you go back on ignore mode with Action man / Rambo and his deluded bullshit... facts have no relevance on here, you are never more than one post from an idiot.

Do what most people around here do, get out of your caravan, go to printers, feed them lies about qualifications and sort out a made up address, get them to print some flyers, bomb every house in any given area then just pitch up and butcher what tree you like and rip the customer off financially while a 14 year old absconding school stands in the business end of a chipper in white traing shoes with no PPE.
