  2. I built one in Kent 2007 to 08/9. It was a three bedder detached with integral garage. I built the shell and done all the grondwork with me and just one bricklayer. It was about 100 square mtrs including the integral garage. The kitchen was the high end of the Howden range and the bathroom was contractors pack as was the on suite. I done the plumbing heating myself, and put in a system boiler in the garage so no expensive Mega Flow paraphanalia. I wired it myself and got a part P company to inspect 1st and 2nd fix and sign it off. I painted it and done the landscaping. Carpets were contractors spec. I was building to sell so I wasnt concerned about fancy fittings. The recession was biting hard then so I got good prices on materials. I had to struggle through it by myself as the banks were going down as I was going up with it and no one was lending. The build was all in at 90k including the vat,electric, gas, water and sewer connection and landscaping small garden to front and rear and driveway block paving. Jewsons guide of £1000 a sq metre is the industry standard and should include labour and mostly contactor spec fittings but will probably not include your service connections,(rip off) landscaping, drawings, Bld control fees and ten year insurance policy. Also code for sustainable homes has added to the build costs. I squeezed all these into my budget as I done so much of it myself (not recommended unless like me, your mad:laugh1:) One thing I always check first is the location and invert level of the main sewer as just because the site has planning it doesnt mean you can easily connect to the drain:001_huh:....Can be expensive. Hope this helps.

  5. Sorry, I didnt mean I hate the Police, I meant the thieving lowlife. I know a couple of Police that would love to sort things out the old fashioned way but thats out of the question nowdays. When my car got stolen out of the garage there was minimul fuel in it(puposefully as it was only a summer car) only enough to splutter down to the nearest garage and theres only one for miles around. I asked the police to check the cctv in the garage but they werent interested. "We would have to write in for permission sir" When my digger got stolen I was sure it was the one on e bay, location? wandering community compound. Police said they would have to write to e bay for confimation of address. In all fairness they did write and did check it out but it took nearly three months so obviously my well cared for digger was long gone. The scumbags know they will get away with it 99% of the time and the odd time they get caught is dialled in to their profit against their loss. A couple of months banged up is no hardship especially as we all pay for the board and lodgings.
  6. Its endemic here in Surrey. Had a transit(from the roaming community) drive past the end of my drive the other day, ten year old kid on the passenger seat(lookout) not in school ofcourse, too valuable to the Faver. He drove past slowly so I hid in the laurel hedging. Its quite remote here all the houses are in large detached plots so it would be obvious theres no house numbers. He drove past again, kids antenna on full scan, then turned and came up the drive. I jumped out of the hedge and stopped him coming up the drive. I said who you after mate. He said OH, ER, ER, Im looking for number 46 mate. I said Yes Mate this is number 46 how can I help you. He said your a funny .unt and reversed out. Gave police his number but there not bothered. Had a digger stolen from here, also chainsaws, brushcutter, BMW car, mixer and so on. A few years ago now. They work in gangs, one half follows you out from home or yard etc to whatever job your going to. The other half are on stand by waiting for the call to say your up a tree, down a drain etc. The bigger your job the longer theve got. I check my mirrors all the time now to see if Im followed. Theres not enough savy police out there, and I dont think they realise the emotional trauma self employed people suffer when they have their gear stolen. I HATE em, and I mean, I HATE the scum!

  8. My house sits in its own wood, or did before I cleared three qaurters of the scrub and made a paddock, but keeping the substatial trees. The clearance has kept my woodstove going these last 5 years. Ive cleared it all myself with a chainsaw tractor Mconnell bench and a splitter off the tractor. I wanted to buy in some cord and get a processor to sell the excess logs but after reading this topic Im wondering if I will be in hot water with the LA. The surrounding houses are all in large plots of 3 acres or more and I havent had any complaints about noise so far but the lane into here is narrow so a regular cord delivery might stir thing up a bit. I also have a yard but not near where I live. The yard has lorry access and is concreted and sits next to National Trust land but is also next to two detached houses. If I got planning to use it as a wood processing yard would it be something a log business would be interested in purchasing the freehold of. Its about 13000 sq feet and was previously a council roadworks yard. Just wondering really if it would be viable as a wood yard or too valuable at around £200k to use for log processing.

    Bt sport are already up and running with it. All the 2014 bikes were on track yesterday and today for testing. MM AND DP sat out yesterday due to well deserved hangovers:)
  11. Hi all, Im new on here. Just saying hello and......That HP 37 on Ebay in Scotland has just gone for £4600. I enquired about it as it seemed a fair price but seller has no feedback and a hotmail address for contact. Hope it works out ok for the buyer but a lot of dough if your buying blind.
