Woodland purchase help please

Hi guys and gals,

 

Want to buy a 1 acre piece of woodland up here in the North East of Scotland. Mature Scots Pine nicely spaced.

Can anyone give me an idea of what I should offer for it?

 

I've agreed to buy a building plot that is beside it and would love to own and manage that piece too.

It ain't going to be cheap if it joins your building plot.

 

Farmer local to me sold an acre that backed on to a cottage for £30k not so long ago.

Ouch. Friend bought an empty field of 3 acres for about 6 grand extra just last year. At 30k I think he was having a laugh, or expecting you to build another house on it. There is no other access to this piece as it is surrounded by growing Christmas trees, so it's not suitable to sell to another builder.

I'm not up to date with current prices, but is it on the open market or a private deal between you and the owner? I know a couple of years ago that "lifestyle buyers" were pushing prices up on stuff on the open market. If it's only an acre it's not going to be commercially viable so use that to talk the price down. Any signs of DNB? If it's surrounded by Christmas trees make sure you've got an access agreement in place.

Varying prices across the UK so not totally sure on scotland, the north of england it seems to be pretty fair to say 10k per acre or there or there about. As I say not sure on scotland and prices do vary here some are about 8k per acre.

Private deal, mate. Owner access is from all three sides through fire break tracks in the Christmas trees. It sits by itself, so not commercially viable to deal with. The Scots Pine are all pretty gnarly with a few complete dead dotted here and there. Not seen DNB, but then not really looked fully yet.
