Oh, I'm only playing devils advocate because as soon as people hear of a quote cheaper than them they assume they're cowboys.

Hey come on now, im having no goes at anyone or calling names, :thumbup1: i have over the years priced a lot from photos only, from doing that i have learned, some times the hard way, that trees look a lot smaller on a photo, how to look around a photo to use items that i know the size of as a measuring tool, angles at which photos are taken, the first few photos the tree looks not so large, then look at the last bottom photo and then consider the angle it was taken, also look into the far distance at the heavily reduced trees as the one you are looking at at the bottom of that very narrow restricted access garden is possibly the size that they once were. Then i also look at what a bottom ring would be like to man lift all the way to the front of the house, 10" sliced ring will be a 2 man long carry up hill lift out, and so on.

Should have also said looking at the age of the newer flats, that tree is almost certainly going to be TPO'd, i would be very surprised if when those new houses were built that that tree was not a material consideration in 5837
