pricing up land

How do you work out the price of land? ie 0.5 acres of what is now and has only ever been used as agricultural grass land, with road access ? i cannot find any other similar pieces of land in this area that are up for sale to gauge a price from.

 

Really difficult to price , agg land is going for aroung 8-10 grand an acre , but that don't mean yours is worth 4-5 grand, it don't work like that, it will fetch quite a bit more. In fact a lot more.

Its basically a huge field that just gets bailed for hay every year, the corner of this field must be a right ball ache to mow/bale etc. Was thinking about trying to find the owner of the land and make them an offer, they are either going to say yes or no.

Personally if it was my field I wouldn't sell , but maybe rent it to you depending on what your doing on it, bearing in mind there is a scheme for farmers who get paid a good price to grow wild flowers etc on such pieces of land, good luck with it though:thumbup1:

worth an ask, sure there must be a farmer who would let a piddly bit of land go for a fair price :001_rolleyes:
