The modern ones do give a more visible plume but most is water vapour and the rest dangerous gases. Important is have you a carbon monoxide alarm close to the boiler and cooker? The person installing should have done this. I would be more worried about the old people using an outdated gas fire as fumes have been known to travel through into close homes.

we have a monitor and that is what i would suggest but think it may alarm them. with an old boiler and flue next to our door, (12 inches or so) it never went off.

thanks for your reply. with a fanned flue, and new boiler, run with LPG, the risk of CO fumes are minimal. i think its perception but i cant persuade them. with out insulting some one old emough to me my nan. and thats not my business, eh?

Ok, this situation as been put to bed once and for all (i hope).

We had the Gas safe inspector here today, he passed the new boiler and flue, he all so went around and spoke to the neighbour and told her that all was safe and well

So hopefully after three months Karen can get a full nights sleep now, without worrying about the bloody flue.
