Planning or not?

Looking to extend a single 6m x 3.5m garage to 20m x 3.5m, I emailed the local planning office for advice and they replied

Good Afternoon

Thank you for your enquiry, please note that the Council will no longer respond to queries around whether planning permission is required. Advice can be found on the Planning Portal or you can submit a Certificate of Lawful Proposed Use or Development application.

North Norfolk District Council have introduced the pre-application advice service for:

• All householder development) or commercial floor space up to 50sqm
• All commercial floor space 51 – 499 sqm
• Small scale residential development (1-9 dwellings) on a site of less than 0.5 hectares or commercial floor space 500sqm to 999sqm)
There are two level of service available bronze (basic response level, constraints only no Planning Officers opinion) and silver. All pre-application enquiries will need to be submitted on a pre-application advice form and submitted online, alternatively a manual form can be downloaded and submitted.

I am still none the wiser if I need to get planning permission or not or something different, anyone offer a explanation in English?  I have received some advice via another Forum but interested on you guys knowledge or experiances.

Go on the planning portal and look at permitted development. There are straightforward rules (height of building/size of plot/distance to boundary etc) which you will be able to check against what you propose. If you fall within the permitted development criteria then you can crack on. But you will need planning permission if you don’t meet all the requirements.

Outbuildings and other additions must not exceed 50% of the total area of land around the original house. Sheds and all other outbuildings (see intro) and extensions to the original house must be included when calculating this 50% limit.

The term original house means the house as it was first built or as it stood on 1 July 1948 (if it was built before that date).

 

 

BUT your member location puts you on the Norfolf Broads, which is classed as a conservation area and not all elements of permitted development may apply as a result. Your extended garage will be 49m2 larger than it is at present. So it depends upon the extensions to the original house and any other sheds etc, plus how much land there is with the house as well. And then, because you are in the Norfolk Broads area, even if you meet the requiremetns for permitted development, you might need planning anyway.

 

Work out what you can have under normal permitted development, draw a basic plan showing all the elements and then ask the planning office for advice on Norfolk Broads.

I think you should check into building regs approval as well, as I recall if you go over 30m2 then you need to go through building control, hence why my garage is 29.5m2. It's not supposed to be too difficult but I found it just one more thing that I didn't want to tackle.

Maybe you could initially build smaller sheds with doors which are near each other?
