Only Problem is its 120 miles round trip as Could not Afford the local Price of woodlands in my local area so bought in Wales. Then there is the problem of Weather like we have had flooding Roads etc Can make it difficult to get there during the Coppicing Season over the winter, But other than that Enjoying it.

Hi I agree with most of what Paul has Said. Except that it can be an investment as for Some reason the value of owning woodland has rocketed in price! We bought ours in 2021 and the Value of our Property has gone up by about 8% per year in value. If you can get Permitted Development to build a wood store & tool shed for woodland maintainace the PD alone will add value to your property. Worth looking in to when you find your chosen woodland. You must take a good look at what you can legally do on your chosen property i.e Sporting Rights, Mineral Rights, Restrictive Covenants,Boundaries, Rights Of Way, Fencing Liabilities, maintenance clause, Public Rights of way etc. You probably will not be able to build any residential property either. A lot of the larger Forestry Companies have made it not Viable to harvest wood to sell as firewood as between them Government they have made it difficult to sell firewood. So you are better just using Firewood for yourself. We are starting to bring our wood back in to coppice rotation as it has been neglected for 30 years. Also planting new hazel for rotation. We are hopping to make use of the Coppice Hazel to make things to sell as a hobby. We enjoy being in their woodland - Wild camping, Wildlife Photography, cutting their own Coppice & firewood., We also do conservation work helping the wildlife & also provide a Release site for our Local wildlife Hospital., You can even enjoy Sports like Archery & Target Shooting.So there are many Benefits in owning a Wood. But there are also many problems that come with them too, Fly-tipping, Trespassers, insurance, fires, Windblown trees, Pests and diseases that can kill your trees & Maintenance Costs. So if you think you are going to Make loads of Money from your Wood you are not. You buy a wood to Enjoy & Look after for Wildlife & Future Generations rather than money. It can be a rewarding long term investment Rather than a Business. The only Problem our Solicitor found was the access from the road to the Private woodland Track or the Splay I think he called it. He had to clarify if we had access rights across this small area before we could Purchase the wood. As it would be pointless Buying the Wood if we could not cross the land from the road to the woodland track. In the Paperwork there were some Restrictions on Land use i.e No Motor Sports of any kind to take place on the land , No Commercial Campsites. Shared Maintainace of all track subject to usage and you had to keep the track clear of obstruction.you are not allowed to divide up the land for sale as must be sold as a hole when selling the land & Not allowed to rent out any parts of the land. All conditions of the Syndicate agreement. There are No Known Fencing Liabilities, It comes with Sporting Rights & Mineral rights as a free hold property. The Access Track is Private and there is No Public access inside the woodland. The latter is one of the reasons we bought the wood. When looking to buy a wood. Some of the woods we looked at before buying this one in Wales has other restrictions and I did see some where the sporting & mineral rights were retained buy the seller. One closer to home did not Allow shooting on the land at all. Some were also Lease Hold & Not Free Hold. So you have to read through the Details properly with a fine tooth comb before buying a wood. And have a good Solicitor check over the details before you buy. Adjacent to the woodland we share with other woodland owners we have a commercial plantation owned by NRW which is looked after by a Forestry management company. So we do get Heavy Logging Traffic that use the track on a regular basis so they pay for most of the track repairs as they use it the most.

Could be one of the Farmers wanting Fox control but then should there Pest control stick to the farmers land to shoot foxes? The Local Fox hunt have respected our wishes and no longer enter the woods.

For those guys who like to show off there Boys Toys Used in the Field of Target Sports. Could be air Pistols/Rifles, Archery Bows or Even Favorite Catapults. To start things off Below is my Customised 1377 Crosman Pistol which I Converted in to a 1377 Pistol Carbine Ratter. Crosman Pistols are reliable and accurate pump action pistols that are easy to customise. They call them the Cheapest most expensive pistols you will ever buy ! As the are not expensive to buy, but when it comes to customizing them it can cost you an arm n a leg as there are loads of custom parts you can fit them out with when building your Carbine. Just search the internet on Custom 1377 or 1322 Crosman's I added added a New Stock, Hand Grips & Pump Lever all made from walnut. Added picatinny rail and a Pistol Scope then Finally added a Silencer to make it quiet. Perfect for Pest control or Target shooting at the Range. Lovely Carbine to hold and shoot.

Yes I know Fly tipping is a problem for Us 🤨 like Farmers, Woodland Owner have the same problem with people using our properties as local tips. Time the Councils & Police caught these Culprits. The Woods we own Are all Free hold which includes the Rights Mineral & Sporting. So If people are Assuming they can shoot the can't as its in the owners Documents. Also Access to the woods are Private with No public rights of way. The nearest public right of way goes right through the Neighbouring farmers Farm yard and I bet he is not happy about it.

Installing an Archery range too this year so they might get an Arrow in there butt Next time they trespass Lol🏹🏹
