  1. Only Problem is its 120 miles round trip as Could not Afford the local Price of woodlands in my local area so bought in Wales. Then there is the problem of Weather like we have had flooding Roads etc Can make it difficult to get there during the Coppicing Season over the winter, But other than that Enjoying it.
  2. Hi I agree with most of what Paul has Said. Except that it can be an investment as for Some reason the value of owning woodland has rocketed in price! We bought ours in 2021 and the Value of our Property has gone up by about 8% per year in value. If you can get Permitted Development to build a wood store & tool shed for woodland maintainace the PD alone will add value to your property. Worth looking in to when you find your chosen woodland. You must take a good look at what you can legally do on your chosen property i.e Sporting Rights, Mineral Rights, Restrictive Covenants,Boundaries, Rights Of Way, Fencing Liabilities, maintenance clause, Public Rights of way etc. You probably will not be able to build any residential property either. A lot of the larger Forestry Companies have made it not Viable to harvest wood to sell as firewood as between them Government they have made it difficult to sell firewood. So you are better just using Firewood for yourself. We are starting to bring our wood back in to coppice rotation as it has been neglected for 30 years. Also planting new hazel for rotation. We are hopping to make use of the Coppice Hazel to make things to sell as a hobby. We enjoy being in their woodland - Wild camping, Wildlife Photography, cutting their own Coppice & firewood., We also do conservation work helping the wildlife & also provide a Release site for our Local wildlife Hospital., You can even enjoy Sports like Archery & Target Shooting.So there are many Benefits in owning a Wood. But there are also many problems that come with them too, Fly-tipping, Trespassers, insurance, fires, Windblown trees, Pests and diseases that can kill your trees & Maintenance Costs. So if you think you are going to Make loads of Money from your Wood you are not. You buy a wood to Enjoy & Look after for Wildlife & Future Generations rather than money. It can be a rewarding long term investment Rather than a Business. "Paul in the Woods" Thanks for the advice on the Camera I defiantly will have to move some of my Wildlife cams and use them for Security why did I not think of that Lol 🙂 As you say hopefully it will help in finding out who is the Culprits causing our problems and then can pass on more evidence to the Police.   6. The only Problem our Solicitor found was the access from the road to the Private woodland Track or the Splay I think he called it. He had to clarify if we had access rights across this small area before we could Purchase the wood. As it would be pointless Buying the Wood if we could not cross the land from the road to the woodland track. In the Paperwork there were some Restrictions on Land use i.e No Motor Sports of any kind to take place on the land , No Commercial Campsites. Shared Maintainace of all track subject to usage and you had to keep the track clear of obstruction.you are not allowed to divide up the land for sale as must be sold as a hole when selling the land & Not allowed to rent out any parts of the land. All conditions of the Syndicate agreement. There are No Known Fencing Liabilities, It comes with Sporting Rights & Mineral rights as a free hold property. The Access Track is Private and there is No Public access inside the woodland. The latter is one of the reasons we bought the wood. When looking to buy a wood. Some of the woods we looked at before buying this one in Wales has other restrictions and I did see some where the sporting & mineral rights were retained buy the seller. One closer to home did not Allow shooting on the land at all. Some were also Lease Hold & Not Free Hold. So you have to read through the Details properly with a fine tooth comb before buying a wood. And have a good Solicitor check over the details before you buy. Adjacent to the woodland we share with other woodland owners we have a commercial plantation owned by NRW which is looked after by a Forestry management company. So we do get Heavy Logging Traffic that use the track on a regular basis so they pay for most of the track repairs as they use it the most.

  8. Could be one of the Farmers wanting Fox control but then should there Pest control stick to the farmers land to shoot foxes? The Local Fox hunt have respected our wishes and no longer enter the woods.

  10. For those guys who like to show off there Boys Toys Used in the Field of Target Sports. Could be air Pistols/Rifles, Archery Bows or Even Favorite Catapults. To start things off Below is my Customised 1377 Crosman Pistol which I Converted in to a 1377 Pistol Carbine Ratter. Crosman Pistols are reliable and accurate pump action pistols that are easy to customise. They call them the Cheapest most expensive pistols you will ever buy ! As the are not expensive to buy, but when it comes to customizing them it can cost you an arm n a leg as there are loads of custom parts you can fit them out with when building your Carbine. Just search the internet on Custom 1377 or 1322 Crosman's I added added a New Stock, Hand Grips & Pump Lever all made from walnut. Added picatinny rail and a Pistol Scope then Finally added a Silencer to make it quiet. Perfect for Pest control or Target shooting at the Range. Lovely Carbine to hold and shoot.

  13. Yes I know Fly tipping is a problem for Us 🤨 like Farmers, Woodland Owner have the same problem with people using our properties as local tips. Time the Councils & Police caught these Culprits. The Woods we own Are all Free hold which includes the Rights Mineral & Sporting. So If people are Assuming they can shoot the can't as its in the owners Documents. Also Access to the woods are Private with No public rights of way. The nearest public right of way goes right through the Neighbouring farmers Farm yard and I bet he is not happy about it.

  16. Nice fence you got there . Horrible bog standard wire & barbed wire fencing round here as all sheep farmers around us.
  17. Sporting Rights, Mineral Rights, Tree Felling etc all Included on each woodland owners Free hold documents. Access is via Private Track shared by all woodland owners Only and the maintenance there of.

Our Property is Free Hold and Sporting Rights & Mineral Rights are on our Deeds The only Syndicate Restrictions Between the Wood owners Is No Commercial Camping or Motor Sports and Shared Track Maintenance. We also Have no Fencing Liability's with the neighboring farms. So yes we all own the Rights to our section of Woodland. We even all have Permitted Development rights that have been approved by the local Council and most have Tool sheds Or work Cabins.
  19. Not sure I would be making my first statement "fully insured" - I'd be operating in a way such that insurance is the last thing I'd ever need. A sign is all good till you get a toddler out for a days walk wandering over your land (it happens every now and then), or a dog (happens all the time) - can't read and could be an admission that what you are doing is dangerous (same with 'Dangerous Dogs' signs, 'Dogs Loose' - an admittance you know they are dangerous, all it takes is a child climbing the fence to get a ball back....) Not into air rifles... got an axe throwing range, the thrower has visibility as far as they can throw an axe for, there is no access to the sides (carefully cultivated brambles....), whoever is overseeing the session is trained and all are briefed. For what it is worth it is private land... but anyone can walk through a gap in the hedge... point is that they would be noticed and the session stopped.... and so far as far as "fully insured" yes, but a session would never get as far as that being a consideration for 3rd parties. Perhaps a far better way to think, rather than "I have an air rifle range and am fully insured" but "air rifle range that we operate safely"

We found shot holes in one of our wildlife Refuge and shot gun cartages non of the other owners use shot guns we all are air gunners.We did have problems with the Local Fox hunt a few years back but wrote to them and our MP and they have stopped entering and go around the outside . The company that sold the land were not much help. I expect its a disgruntled member of the hunt as the wood no longer has access for them. More than likely hunting illegally. Sounds a good Idea might have to set some cameras up to catch them in the act so it can be passed on to the police. Though the local Police are not much help with Trespassers and not interested.

With the insurance I have no sign saying fully insured at our wood, We do have a Sign Saying "Danger Rifle Range & Private", but I think that everyone who used Fire arms, Air arms, Archery, Slingshot or any other Sport that could cause harm you should be fully insured when doing these activities where the public may stray on to private land. In this day and age, no matter how safe you make an area to protect yourself and others, its all was best policy to have insurance as accidents can still happen No matter your precautions. Our Rifle range is Surround on all sides with high banks, Thick hedgerows and a farm fence and a private gateway. There is only one way in and that's through the gate. So very Secure. It is also away from my main woodland. Where we have our Nature Conservation woodland. What I am trying to say in the previous post is that People illegally accessing our wood with fire arms Hunt/Poach are a Danger not only to the woodland owners but also to other visitors & even other trespassers by firing there guns around freely in the woods without permition of the land owner who have the Sporting rights to the woods. We have set up a safe area for the sport & these Hunters are creating an unsafe place by there illegal activities.

  24. illegal hunting definitely a problem in many woods, where some people think they have the right to trespass in woodland to do hunting which would be Poaching! What these people (idiots) fail to realise is that many Woodland owners own the Sporting rights to the woodland they own and are the only ones that Legally have the right to hunt within that woodland. With many Small woodlands a Forest could be owned by many Multiple owners each who have there own sporting rights in there own section. So for someone who decides to go hunting in the woods without permition, could be entering property owned by multiple owners and would legally be require to get Permition from each of the land owners before wandering around willy nilly firing a shot gun. Entering illegally would be classed as Armed Trespass,Poaching,wildlife crime & Aggravated trespass. Even if they had permition from one or two of the multiple woodland owners they would only be legally allowed to shoot in the areas of the woodland they had permition to use.. Also illegal hunting/poaching could be a danger to woodland owners and there family. Especially if the hunter is just wandering around shooting. . In our wood I have a Shooting Range for my personal uses for Air Rifle Practice with a Safety Backstop This is for Target shooting & pest control practice, as we have a Grey Squirrel Problem. We also have BASC insurance to use Air Rifles & Pistols at our wood. We also have warning signs at our woodland letting people know we shoot at our range. People Poaching more than likely do not have any insurance, Do not care about public safety and wildlife. Unfortunately we have seen evidence of poaching taking place in the woodland but unable to catch who they are as we don't live near our woodland and can not be there 24/7 as have to travel some distance to visit our wood. The Poaching that happens is being done by more than likely someone locally in the area.We also believe they could also be responsible for some minor fly tipping at the wood.
