New Yard

After many conversations and meetings we have finally been given 10 year lease for an old coal board yard with concrete hard standing ( 28 acres all told inc woodland ) I know there have been loads of posts on here re planning etc but can anyone tell me what needs to be done and with who so i can get it right first time

Would it have been best to work that out before you took on the ten year lease? I would just get on and use it, now you have it!

If its already industrial land just crack on

if it is ex coal board it will have grandad rights & will have had planning for most things so you should be ok to crack on!!

Just tell them the timbers for pit props!

If you are going for planning i'd leave it for a month or so, as the government are about to announce some changes to what can be done in agricultural buildings without planning permmision.

Thanks all thats really helpful , as for the 10 year bit ive gone into with my mate who runs tank driving days hance the space etc.

Get on with all the Environment Agency licences. As far as I know there all free. Have been notified of a pending system change in 2013 so even more incentive to get the licences now.
