Dont think you can win eaither way.

My option would prob be reduce and plant a good size standard now, hope the old lass will last/stay safe a few years while its relacement gets established.

Not a scientific judgement, just an opinion if viable

thats my worry eden if it stays safe ...i am no consultant so i would not want to put any thing in writting but a £300+ tree report could cover the cost of some root decompaction and fert to help it a bit...if it could be worth trying to save

Matty F, I would start with a reduction to see how it goes but also tell them your concerns that it might need to be felled.

I don't know much about soil decompaction so I won't comment. only my opinion if it helps.

This must give a strong indication by way of statistics as to the less than ideal conditions that so much urban stock ( and possibly elsewhere ) endures?

The advent of the leaf miner's devastation of chestnuts may well, in conjunction with Phytopthora spp, alter the lanscape in the UK very noticeably!

I cant help but be impressed by the success of the fungus.!!

very smart fungus indeed, what we need to do is prevent rather than try and cure, hence I keep banging on about de-compaction , air-spading etc etc etc
