Container Planning Consent

I have bought 10 acres of woodland planted in the mid 70s. All Norway spruce and Douglas fir with a few scattered Birch. Can anyone give advice on the best way to obtain Permission from the local authority to put 6 Shipping containers in the centre of the Woodland to keep equipment and provide shelter and a workshop. I intend to clad the containers in timber planks and paint to roofs Green/ Brown. The 6 Containers will be stacked 2 high at 5m with office and shelter on top and storage of tools and equipment below. The use will be for forestry use only and positioned as follows.

Further than 80m in all 4 directions to boundary, further than 3 Kilometres from any Aerodrome and more than 25m from the road access.

From what I have read this comes under Permitted Development Right but how do I approach the Local Authority for approval.

In England, permitted development approval is still required.

 

For example a farm shed is put through on a 28 day permitted development application, the council then either say yes and it's allowed as it meets the criteria/planning policy etc or is denied.

 

A grey area would be a shipping container but the land is still 5 hectares or more, you could argue a couple with a tent thing is legal but, c'mon 6 containers double stacked on a woodland that isn't particularly large is suspicious.

Last time I looked there was >2 hectare permitted develoment and then >5 hectare permitted development. It's not a just-do-it permission (you still need to do some paperwork) but it's less onerous than full planning.

 

Just re-read your post. I think you're already at or past my knowledge. It's the sort of thing you might be worth paying £500 for advice on (land agent, planning consultant or similar) before spending £5000 on containers and moving them.

To be honest what your suggesting won't get approval, as permitted development is 5 hectares (12.3 acres) and 6 containers is taking the proverbial.

Agriculture is 5ha but woodland has no min size. But have to agree 6 containers would be difficult to justify for 10 acres.

That's not my understanding. Forestry buildings are permitted, but an application for determination as to whether prior approval is required needs to be submitted. The Council cannot contest the use, only the siting, appearance and materials.

But the buildings must be used for forestry on that land. You can't use it to build a facility that you're running a business from, even if it's a forestry business.

This instrument consolidates with amendments, in relation to England, the Town and Country Planning (General Permitted Development) Order 1995 and subsequent amending...

Note it states 'reasonably necessary'.

They can contest use, as you have to prove you need it, for example agricultural wise you list what you might need to store equipment wise or I've X number of sheep etc.

 

Saying I need 6 40ft shipping containers on 10 acres is not going to fly.

 

As they know full well you'll next want power, water, phone. Then in a few years change of use and finally a palatial mansion and on the market it goes at 300k for a building plot.
