It wouldn't be that surprising to find armillaria rhizomorphs present though.

Possibly .. Can't really give an opinion I suppose with out seeing it up close.. Possible root damage looks like old dryads saddle brackets in amongst the cavity? Hard to tell from photos but it just reminds me of that rogue traders where the guy knocking on doors is giving it "yeah its honey fungus, got to come down love" selling pitch.

Last thing I want to do is fall victim to one of these sorts of scams. Although, as it's not my tree I at least wouldn't be the one coughing up the money to fix it!

Do any branches overhang your property? If so you can prune these.

The registered letter, copying the TO, the railway, and a solicitor, would be the next step on this side of the pond too.

If it's eventually decided that the tree doesn't need to come down, I will definitely be getting the branches pruned. (Unfortunately most of the branches that have come off so far have swung over from his side on the way down and landed in my garden.) I just don't really want to have to pay for that and then find that he's going to have to have it removed anyway.

Good shout regarding the railway company, I'm sure they'd have something to say about it!
