I've got permission to build a house, that's done and dusted. The FC will give me a felling license.

The problem is conducting a home business on site, milled timber, firewood and any other related product.

See about getting a zoning exemption if that what it takes. Did not notice that you were a little SW of the UK when I post my first reply:001_rolleyes:

He might have given a location as Australia but don't let that confuse you, he is definitely speaking about UK.

Apologies, I should have mentioned the site has planning for a house. The plan is to live there and have a home business, its because the site is not classified for any particular use i.e. business seems to be the issue. Catch 22, I can't afford to build a house if there is no potential to make a quid. I understand the point about an FC license, the FC will do this subject to a satisfactory management plan.

Agricultural land has its advantages, permitted development is one of them, I reckon the planners are extremely reluctant from the start to acknowledge this because effectively it gives them less control.

does the site have a section 106 agreement any any or all of it?

No, no section 106 agreement.

i would just get on with the build, run business by stealth, after 3 years apply for planning with accounts, all you will gain is business rates
