Its around a million per acre every where. But out of that must come the social housing currently 40%. Infastructure, schools, shops, roads, sewage and some kerb stones for the estate on the other side of town. 1/4 million to subsidise the bus service for the first few years, £70k per year for the housing liason officer ( methodone man ) 13.5% commission for the develper who must optimise the value of the land. When thats all done you give back the option money 8K per acre and they send you a cheque for 300k per acre if your lucky. Then you put it in the bank and watch inflation kill it. :lol:
