I am looking at buying some land to use as a yard. I have found some agricultural land with a barn on it. Can I use it as just a yard for my tree surgery business with out change of use? Or can I use it for a logging business and run my tree firm from it on the sly :blushing:

 

Or can I not do either?? and have to apply for change of use?

Legally, you must apply for change of use. Realistically, if the price is OK, then use it for as long as you can before someone complains, council intervene, force planning app, deny it, then sell it for the same or more and move on. Free rent.

It depends on how interfering your back stabbing local community is. As long as its in their favour such as next door rents your grass for grazing etc.
