Hi all we were doing work for a customer today who has a monkey puzzle tree that's not doing to well. Any ideas what's wrong with it?

This White patches are on the bark

And this is happening to most of the branches

This is the base and it's soaking wet

 

Not sure if it has any bearing but the customer says they use nitrogen on the lawn twice a year. Any ideas or help is welcome

Id suggest Armillaria. Excessive nitrogen (and probably watering too?) making soil conditions favourable for the honey, the wet dark decay at the base on a monkey puzzle is typical. As for the white stuff, can't see/don't know...
