What I'm getting at is this tree is right beside a building and I'm not happy with it , I would love to be wrong here and let it be.

Picture quality isn't great, and I'm not sure what you're getting at. There looks to be some white fluff (scale insect, Cryptococcus fagisuga?) on the last pic, maybe...

Looks like snail trails in the last pic to me. I have a Copper Beech and an Oak, both mature in my garden and both have snail trails which I have traced to the shelled offender. I'm happy to let them go about their business...

Also, not sure what the leaves in the third to last pic are, but they ain't Beech. They're from an evergreen for sure.
