Woodland Values

I am currently considering bidding, regarding a piece of woodland, it is approx 25-30 acres in size, and consists of mainly broadleaf, Oak, Hornbeam, poplar, Ash, Maple, Silver Birch. It is in south East Essex, a bit too close to urban areas, and is privately owned, can any one give me a guide to its value, as I think the figures I have been quoted are too much

Here is a forest for sale near Fort William, 365 acres @ £175,000 = £480 per acre.

Not quite the same type of woodland, but illustrates the point that the value of property varies considerably,,,,,,,,,

You can completley disreagard average values IMO, I looked into this quite a bit 2 x years ago. It all depends what rights comes with the wood and it's proximity to conurbations.

From the info you have given it'll be near the upper end of the spectrum.

Father in law just bought 14 acres for 70k just outside Kendal in the lakes. It was planted as a rich mans retreat in 1908 and has a 3 acre fishing lake in ther bottom.
