Wow thats a tough one? anymore pics/info?

Only suggestion at the moment would be ...Eriobotrya-- Loquat

 

Doesn't look like a e. japonica, leaf isn't dark green and large enough with a silvery underside.

 

I'd go with a Eucryphia species. Eucryphia glutinosa or perhaps a hybrid E. × nymansensis 'Nymansay'. Just a stab.

eucommia ulmoides - hardy rubber tree

It's not Eucommia ulmoides, the leaf edges are different - being serrated/gland tipped, and the upper leaf surface is a deeper glossier green on E.ulmoides, it also has has a long drip tip and is deciduous.

I must admit that as jwade pointed out the leaf shape matches upto Eucryphia sp I think more Eucryphia x nymanensis for leaf shape but its not a big tree and after the added picture of the bark which looks like a substantial tree i am not convinced its the one?

Well, Eucryphia x nymanensis 'Nymansay' it is. They can be dreadfully multistemmed, all over the place really. I saw a particulary ugly one at Benmore Botanics last year. However, there is one near my mum's house at Helensburgh that is a spectacular tree of at least 15 metres, I mean to go back and speak to the owner to see if they or previous owner trained it that way. My specimen is only a few feet tall and I have to make some difficult training decisions soon because it is getting multi stemmed which is fine if I want a shrub but not if I want a tree.
