Yard, plot or garden ????

Hi all,

Been thinking for some time now i could do with a yard, i'm running out of space at home, tools and equipment growing, sheds full, wood stacked..........i got a fair big garden but the missis is getting pissed off dodging plant and wood

 

How many of you work from a yard ? Is it yours ? how did you come across it an how much you pay in rent or inkind ,

 

Did it make your business grow even though your costs went up ?

 

and finally..............is there any grants or assisstance available ?

Moving your main business premesis away from home and into rented accomodation is a decision akin to employing admin staff.

There is a very clear cost to the business, (rent or wages), but are unsure of the added value it's going to give.

It's a good idea, IMO, to seperate the business from home. After a year or so of operating I moved the office to the yard in conjunction with a move to a new yard. Security will always be an issue and that's about thinking smart and make your place look a bit tougher to get into than the next guy.

We currently have a unit, (converted cowshed), of 1400sqft and outside storage for the offices, parking etc. costs about £3persqft. Rates, power, broadband, phone, buildings insurance, lease etc on top. You may be eligible for small business rate relief that can halve you rates bill.

Once our lawyers have sorted themselves out, we should be moving to much bigger and more modern premesis that'll cost around £5persqft,plus £8k rates, and all the other stuff too.

As with the first time we moved we expect to grow to fill the new place.

There were 4 of us when we moved to our current yard, now there are 14.

You seem to be on top of current pricing. Have you by any chance worked out the fully loaded cost per sq ft? The reason I ask is that someone has asked to site a 20ft shipping container and it would be a good starting point.

 

I know I should work it out myself but I haven't got a big enough tape measure.

we started at home, until, same as you Mark, the wife got too fed up.

 

now rent someone else's garden for timber storage. pay £500 a year, plus trim their very long conny hedges twice a year.

 

all the vans and plant ( except the tractor and log splitters) stays at the house still, much to the wifes annoyance.

 

one of the lads keeps pestering me to take one of the trucks home. NOT happening

Seriously though, i thought of renting some land from a famer or landowner, but dont really know how to go about it.......costs, insurance etc

 

And the phones suddenly stopped ringing..................so i might not need it just yet

I rent a smallish yard that all in costs around 10K a year. Have too much stuff to store at home plus dont have to worry about noise and its a lot more secure, which is prob the most important thing:thumbup1:(up to now touch wood!)

luckily, my bedroom window overlooks the only gate to our place, about 30' away.

 

gravel drive, three yappy cockers loose at night, and a 3 shot semi auto shotgun to hand.....

I really need to buy a yard rather than waste it on rent but a good one is hard to find and I reckon a business mortgage wont be cheap!

I was being a bit dramatic on the 10K, checked today and its more like 8.5K, best to over estimate spending I suppose.
