You could be onto something there Chris, I normally only notice Philadelphus when walking past it in flower, the nice scent. This one has been left to get tree like.

Could be, I've just never seen it with a thick trunk like that before.

Cornus kousa.

 

You sure Graham?

 

That was my first thought but the bark and foliage is not quite right.

 

The owner says small insignificant looking flower nothing like typical Kousa which is very recognisable.
