Id say the turn around time from the LA receiving a valid submission would be the same regardless of who submits it.

 

Problem 'could' be if the homeowner submission doesn't contain sufficient detail to qualify as a valid submission, but it's not exactly difficult if the published guidance is followed.

 

So, if a valid and qualifying submission, time should be same regardless who submits it?

There is no need to use the 1 APP form. An email, or letter, will do, so long as you include all the necessary information.

 

## I know there isn't but they get snotty if you don't use their form - no point rocking the boat.

 

Why not offer to do the S211 for your client. That way it should go easily without any hitches, and one up on your competitors.

 

### I have done & been the only one to mention it to them - spoke with them earlier today & they said they would be in touch very soon :-)

 

 

As for the original question. Anyone can serve notice, there should be no difference in the service from the local authority.

Get yourself an account on the planning portal, it saves your details so speeds up the process of a paper copy. Plus you can do one if you get a spare 5 mins, online.

There is a response time, between submitting the notice and receiving acknowledgment from the lpa but usually get one within a day.

Keeps a good trail of everything, all accessible from your phone so no need for letters and print outs.
